54 terms, defined the way our files use them. Where a term has a page, the definition links to it.

Absentee owner
A property owner whose mailing address on the assessor roll differs from the property address. A common investor and marketing filter, and a rough proxy for a rental.
ADR (average daily rate)
In short-term rental data, the average nightly price of booked nights over a period, excluding cleaning and service fees.
Append
Adding fields to a file you already have by matching each record to a reference dataset. An owner append adds the owner to an address; a phone append adds a phone to a name and address.
APN (assessor's parcel number)
The identifier a county assessor assigns to a parcel. Formats vary by county, so national files add their own stable parcel key on top of it.
Assessed value
The value a county assessor assigns to a parcel for tax purposes. Often a fraction of market value by statute and not comparable across states.
Assessor file
The county roll of parcels with owner, address, land use, structure characteristics and values, maintained for property taxation.
AVM (automated valuation model)
A statistical model that estimates a property's market value from sales, characteristics and market conditions without an inspection.
Batch append
An append run on a whole file at once, as opposed to a single-record API lookup.
Bulk license
A license to receive an entire dataset as files, refreshed on a schedule, rather than access to look records up.
Cadence
How often a dataset is refreshed: daily, weekly, monthly or quarterly. Stated per dataset.
CASS
The Postal Service's certification for address standardization software. Mail-ready files have been run through it.
CBSA
Core-based statistical area, the federal definition of a metro or micro area. Used to roll ZIP and county data up to a market.
Comparable sale (comp)
A recent sale of a similar nearby property used as evidence for a valuation.
Confidence score
A model's or matcher's own estimate of how reliable a particular output is. Used to route records to automated or manual handling.
Data dictionary
The document that ships with a file listing every field, its type, its source and its fill rate.
Deed
The recorded document that transfers ownership of real property. The basis of transaction data.
Delta file
A refresh that contains only the records that changed since the previous delivery, with the change type flagged.
Deliverability
Whether an email address will accept mail, checked by SMTP verification rather than by format alone.
Distressed property
A property with a public-record signal of financial stress: pre-foreclosure filing, tax lien, delinquency or similar.
DNC (Do Not Call)
The federal registry and state lists of numbers that may not be called for telemarketing. A scrub removes or flags them.
Expired listing
A listing whose agreement ended without a sale. A daily signal used by investors and agents.
Fill rate
The share of records in which a field is populated. Meaningless without the denominator being stated.
Firmographics
Descriptive attributes of a company: industry, size, revenue band, location, founding year.
FSBO
For sale by owner. A property marketed without a listing agent, often found off the main portals.
HELOC
Home equity line of credit, recorded as a lien. An event signal for lenders and home-services marketers.
Hashed audience
A list of identifiers, usually emails or phones, one-way hashed before upload to an ad platform so the raw values are never exposed.
Identity resolution
Determining that records in different files refer to the same person, property or company, and assigning a shared key.
Land use code
The assessor's classification of a parcel: single family, condo, commercial, vacant and so on. Residential is the usual denominator for fill rates.
License status
The regulator's current standing for a license: active, inactive, expired, suspended and other state-specific values.
Line type
Whether a phone number is currently wireless, wireline or VoIP, determined from the portability database rather than the original block.
Lis pendens
A recorded notice that litigation affecting a property is pending, commonly the first public step of a foreclosure.
Litigator scrub
Removing or flagging numbers known to belong to people who have sued under telemarketing law.
Match rate
The share of records in a file that were successfully matched to the reference data. Reported per field on our match report.
MCP (Model Context Protocol)
A standard that lets AI assistants call external tools. Our license, owner, comps and phone lookups are exposed as MCP tools on an early-access basis.
Mover
A person or household with a recent change of address, detected from postal, consumer and property signals.
NCOA
National Change of Address, the Postal Service's move database used to update mailing files.
Occupancy (STR)
The share of available nights that were booked over a period, estimated from calendar observations.
On-market
A property with an active listing for sale or rent. Used on this site in place of references to any specific listing service.
Owner-occupied
A parcel whose owner mailing address matches the property address, taken as evidence the owner lives there.
Parcel key
The stable identifier that joins assessor, recorder, mortgage, permit, listing and valuation records for one property.
Permit
A jurisdiction's authorization for construction work on a property, recorded with type, value, dates and often the contractor.
Point-in-time
Data that preserves what was known on each past date, with both the event date and the observation date on every row.
Pre-foreclosure
The period after a default notice or lis pendens is recorded and before the property is sold at auction or reinstated.
Probate lead
A property whose owner has died, identified from obituaries or court filings and linked to the parcel and heirs.
Recorder file
The county index of recorded documents: deeds, mortgages, releases, liens and notices.
RevPAR
Revenue per available night, the product of occupancy and average daily rate. A hospitality metric applied to short-term rentals.
Skip trace
Locating current contact information for a named person, typically an owner, from consumer and carrier data.
SMTP verification
Checking with the receiving mail server whether an address exists, without sending a message.
Suppression
Removing records from a marketing file that should not be contacted: listed, sold, vacant, deceased, moved or on a do-not-contact list.
Strict cut
A phone file limited to records where the subscriber name matches the target name exactly, as opposed to a wide cut that allows a household match.
Vacancy signal
Evidence that a property is unoccupied, from postal, utility and listing indicators, expressed as a score.
VIN
Vehicle identification number. Encodes make, model and model year, and links a vehicle to registration and ownership data.
X-date
The date an insurance policy expires and renews. Derived for home policies from the recorded purchase date.
ZCTA
ZIP Code Tabulation Area, the Census Bureau's polygon approximation of a ZIP code. Not the same as the postal ZIP.
