What coverage means here
Every jurisdiction on this page is a monthly copy of the regulator's own license register, not a scrape of brokerage websites or a trade-association directory. That is why the counts differ from agent-directory numbers: a register holds every active licensee whether or not they belong to an association, advertise, or have closed a deal this year. Each state or province page shows the rounded count, the regulator it comes from, the fields the file carries, and how the local status and license-type vocabulary maps to our normalized one.
The counts move every month. New licensees appear, expirations and renewals roll through, and brokerage affiliations change, so the same file also yields the change data behind license monitoring and agent recruiting. If you want to confirm one license rather than buy a state, the real estate license lookup pages run a free yes or no check against the same copy.
Beyond licenses
Property records cover every US county. Consumer, telco and auto files are national. Professional profiles are global. Recent custom briefs ran in Brazil, India, the United Kingdom, Germany, Japan, Australia, Singapore and the UAE. If a public source defines the population, geography is rarely the constraint.
