Deltas, not dumps.

Each signal is a dated file containing only the properties whose status changed since the previous file. A new active listing appears once. When it goes under contract, sells, expires or is withdrawn, it appears again in the matching file with the new status and the date we observed it.

Every row carries the parcel identifier we use across property records, so a signal can be joined to owner, deed, mortgage and permit history without fuzzy address matching. Where a listing carries an agent, we attach the license record.

Files land in your S3 bucket, our SFTP, or a REST endpoint before 9am Eastern. Backfills are available for most signals for three years or more.

Suppression at drastically reduced cost

Mailing homeowners? Send us the list and we return it with every address that is currently listed, recently sold, in foreclosure or vacant flagged. Most direct-mail programs cut a meaningful share of pieces on the first pass, and we report the exact figure for your own file before you commit. Read about suppression.
