Distress signals live in a dozen disconnected places: notice of default filings, lis pendens, auction schedules, tax delinquency rolls, code violations, utility shutoffs, obituaries and probate filings. We gather them, key them to the parcel and combine them with equity, tenure and owner contact so a buyer or servicer can prioritize.
Our weekly obituary-linked property feed is a good example of a signal nobody else stocks: deceased owners matched to their parcels, with related-party contacts, produced every week.

How it is built
Each signal has its own pipeline, from county filings to obituary text parsing. Records are joined on the parcel and scored on equity and recency. Contact matching uses our people graph with related-party resolution for estates.

How fresh is pre-foreclosure?
Within days of filing in most counties. Auctions are published as scheduled.
Is the probate feed sensitive?
Yes, and we treat it that way. It is sold for legitimate estate, real estate and financial services use with a signed use agreement.
