Vacancy is inferred from multiple weak signals that become strong together: undeliverable mail, utility status, long-expired listings, absentee ownership, code violations and observed condition. Each parcel carries a vacancy score and the underlying indicators so you can set your own threshold.
Delivered as a daily signal file alongside our other property-status signals, or as a monthly snapshot.

Indicators are collected from postal, utility and listing sources plus our own observation pipelines, then combined into a score calibrated against verified vacancies.
Questions we get
How accurate?
At a score above 0.85 we see verified vacancy in the large majority of field checks. Lower thresholds trade precision for reach, which is why we expose the components.
