Every recorded sale and transfer with buyer, seller, price, financing and the parcel it belongs to, going back 20+ years.
Transaction records are the ground truth of the housing market. Each row is a recorded deed with grantor, grantee, sale price, document type, recording date, and whether the purchase was financed or cash, linked to the property's characteristics and its next and previous sale.
We use this file to derive most of our trigger products: new homeowners, insurance x-dates, comparable sales and flip detection all start here. Clients license it raw for modeling, or as filtered feeds.

How it is built
Recorder documents are classified into transfer types and deduplicated so a single sale does not appear three times across corrections and re-recordings. Prices are checked against assessed value and neighborhood distributions to flag non-arm's-length transfers.

How current is it?
Most counties post within days of recording; a few lag by weeks. We ship weekly with a recording-date field so you can see the lag yourself.
Do you include buyer contact?
Through our new-homeowner product, yes: phone and email matched to the buyer within days of recording.
