How Oregon licensing works

Real estate licensees in Oregon are regulated by the Oregon Real Estate Agency, which maintains the public register of who is licensed, at what level and in what standing. Licensing is a state-level matter with no national register behind it, so a license that is active in Oregon says nothing about standing anywhere else. Agents who work across borders hold a separate license in each, and each one renews on its own clock.

A Oregon record carries the licensee's name, license number, license type, current status, the original issue and expiration dates, and the brokerage or office they are affiliated with. Status is the field most people are actually checking: it separates a licensee who can legally represent a party today from one whose license has lapsed, been suspended or been surrendered.

What the statuses mean

Regulators do not share one vocabulary, and Oregon is no exception. We normalize every status to a common set while keeping the regulator's original wording alongside it, so a file can be filtered consistently across all 62 jurisdictions without losing what the state actually said.

• Active. Licensed and in good standing on the most recent refresh.
• Inactive. A real license that is not currently placed with a brokerage or is otherwise not in use.
• Expired. Past its expiration date without renewal.
• Suspended, revoked or surrendered. Ended or paused by regulator action or by the licensee.

Verifying one license against verifying thousands

Checking a single agent before a referral or a co-op fee is a one-off question, and the tool above answers it. Checking every licensee on a list is a different job. Why do I only get a yes or no?
