How it is built
Movement is detected from deeds, rental listings, postal signals and consumer file deltas; identities are matched with address as the tiebreaker and name-uniqueness scoring so we do not merge two different people.

Renters too?
Yes. About half of movers are renters, and the rental-listing signal is how we catch them.
How current?
Deed-based movers arrive within days; other sources within the month.
