Check a Washington license

Enter a license number, or a licensee's last name. You get a yes or no, nothing else: we do not return names, addresses or contact details here.

Five checks an hour. Need to verify licenses at scale? That is what the license dataset and the license API are for.

How to verify a Washington real estate license

Verification is two questions at once: does the license exist, and is it in good standing today. The check above answers both against our monthly copy of the register. For anything carrying legal or financial consequence, confirm against the Washington State Department of Licensing itself. It is the authoritative source, and the only one that reflects an action taken this morning.

How Washington licensing works

Real estate licensees in Washington are regulated by the Washington State Department of Licensing, which maintains the public register of who is licensed, at what level and in what standing. Licensing is a state-level matter with no national register behind it, so a license that is active in Washington says nothing about standing anywhere else. Agents who work across borders hold a separate license in each, and each one renews on its own clock.

A Washington record carries the licensee's name, license number, license type, current status, the original issue and expiration dates, and the brokerage or office they are affiliated with. Status is the field most people are actually checking: it separates a licensee who can legally represent a party today from one whose license has lapsed, been suspended or been surrendered.

What the statuses mean

Regulators do not share one vocabulary, and Washington is no exception. We normalize every status to a common set while keeping the regulator's original wording alongside it, so a file can be filtered consistently across all 62 jurisdictions without losing what the state actually said.

  • Active. Licensed and in good standing on the most recent refresh.
  • Inactive. A real license that is not currently placed with a brokerage or is otherwise not in use.
  • Expired. Past its expiration date without renewal.
  • Suspended, revoked or surrendered. Ended or paused by regulator action or by the licensee.

Realtor lookup versus DOL license lookup

"Realtor" is a trade-association membership, not a license. Every Realtor in Washington holds a Washington license issued by the Washington State Department of Licensing (DOL), but plenty of licensees never join an association, so a Realtor directory misses them and a license register does not. DOL license lookup, Washington real estate license verification and Washington license check all resolve to the same question this page answers: is the license on the DOL register, and is it active. For the regulator's own record, with disciplinary history and the licensee's full details, go to the Washington State Department of Licensing directly; this check is the fast first pass.

Verifying one license against verifying thousands

Checking a single agent before a referral or a co-op fee is a one-off question, and the tool above answers it. Checking every licensee on a list is a different job. Brokerages recruiting, lenders and carriers onboarding partners, and compliance teams auditing a book all need the whole population, refreshed on a schedule, joined to the records they already hold.

That is what the underlying file is for. Washington is one of 62 jurisdictions we refresh monthly, and the deltas between months are their own signal: new licensees to recruit, expirations to remind, brokerage moves to act on. See what the Washington file contains, or ask for a sample.

Questions we get

How do I check if a Washington real estate agent is licensed?
Enter their license number or last name above. We answer from our monthly copy of the Washington State Department of Licensing register: whether a matching record exists and whether it is active. For the authoritative record, and for anything with legal consequence, go to the Washington State Department of Licensing directly.
How current is this?
The Washington file is refreshed monthly. The check above reports the snapshot date with its answer, so you always know how old the answer is. A license issued or lapsed in the last few weeks may not be reflected yet.
Why do I only get a yes or no?
Because this is a verification check, not a directory. Returning names, addresses or contact details from a public form would turn it into a way to extract the dataset a row at a time. Licensee contact data is available under a data license, where it comes with terms.
Can I check every Washington licensee at once?
Not here, and five checks an hour is the cap. Bulk verification is a file or an API call: the Washington file covers ~45k licensees with status, dates, license type and brokerage, refreshed monthly.
